In order for a building to function well over time, it must be taken care of. This means that the building must be managed, operated and maintained systemically. This is where the MOM documentation comes into play.
MOM stands for Maintenance, Operation and Management.
The documents set requirements for inspection, control and maintenance of all systems and components in the building, and serve as an important tool for planning and follow-up in the day-to-day management of the property.
An introduction
When a requirement was introduced in 2010 that the responsible applicant should hand over MOM documentation to the building’s owner, it caused quite a stir. Many people thought it was unclear what the documentation should actually contain, who was responsible for what – and whether it was even useful.

What is MOM documentation?

For fire safety, this is extra important; You need to know how alarms, sprinkler systems and escape routes work, and when they should be tested.

The owner must define when entering into a contract what is expected regarding MOM documentation, how it will be delivered/transferred and structured.

- You have the right to complete MOM documentation before the building is put into use.
- You can set requirements for what should be included, and in what form.
- The documentation must be understandable and accessible to those who will use and maintain the building.
